When you are buying or selling a house, you want to work with an agent that has their finger on the pulse of the market. At Gateway Properties, we are obsessed with watching and tracking the numbers.
Each Friday, we will be reporting the numbers to help you stay informed on what is happening right here in our local real estate market…REAL TIME!
I will be bringing you numbers for Placer County as a whole, while my team will be reporting on micro markets, as not all of our region performs equally.
In Placer County for the week of 1/29/23-2/4/23, we had 56 homes enter the market (listed), and 57 homes exit (SOLD), but we had a good week for properties going under contract, with 89!
For the Placer County area, the average size of closed homes was 2253sf, with an average sold price of $682,598. Homes were sitting on the market for an average of 70 days, and closing at 98.05% of list price.
What does that mean for home sellers? They are getting pretty close to their list price, so it’s important to price it correctly.
What does that mean for home buyers? Although it’s competitive, there is opportunity to negotiate a slight reduction in sales price, or even better…the opportunity to negotiate seller credits toward closing costs.
We have low inventory overall, but we are trending upwards…so sellers it might be a golden opportunity to get your house sold before more inventory hits in the spring.
